Selling your home is not an easy choice to make, but once you have made the decision, you can actively help to ensure a faster sale for top dollar.

A few tips to remember:

  • Detach yourself from your home & walk through it with the eyes of a potential buyer.

The buyer needs to be able to place their belongings into the house without the interference of items that mean nothing to them.  The memories we collect over the years mean a lot to us but very little or nothing to a buyer.

  • Think like a buyer.

A buyer should be able to mentally move into the house while viewing it; placing their knickknacks in the house, fitting their furniture into the rooms and seeing their pictures and art hanging on the walls. The buyer will spend more time visualizing themselves in the house than they will playing detective to see who currently lives there. So keep in mind, the buyer will spend their time viewing the house to mentally place them and their family already in it.

  • Make the rooms appear as big as possible – less is more.

Even the biggest room appears small if too much furniture and other items are placed into it.  Furniture should be placed sparingly and there should be ample room to freely walk close to all doors and windows.  You don’t want the buyers bumping into things while viewing the house.  Not being able to come close to a window may leave the impression that there was no view or the house was too small.  The really old and worn out looking loveseat might as well be removed completely.

Get a couple of moving boxes and start packing. Sort through your things and make a decision what should be donated to charity and what should go into a labelled box to be stored until you move to your new home.  Put away knickknacks, pictures, books, clear the kitchen counter and store boxes away neatly.

  • Clean out all cupboards and closets.

Shirts should be all facing the same direction, line up shoes, and fold t-shirts and linen. Stack dishes neatly, cups should be all facing the same direction.  Buyers get an impression of small closets when items fall out the moment they open the door.

  • Go the extra mile.

Let the buyers be greeted by a nice new doormat.  Let soft and easy music invite them into the house.  Have an enjoyable smell remind them of pleasant times, let fresh flowers do their magic. Let your home shine in its Sunday splendour and the buyers will fall in love with it.
